Cookie Policy

1. What Are Cookies?
Cookies are small text files that are placed on your device when you visit a website. They are widely used to make websites work more efficiently and to provide information to site owners.
2. How We Use Cookies
We only use what is needed to run the website, plus optional tools that you can choose to allow. When you first visit, a banner asks for your choice. Nothing optional is loaded until you agree to it, and our phone number, forms and all pages work whether you accept or reject. Advertising cookies (the Meta Pixel) are only used if you allow them, and we never share what you type into our forms with advertising platforms.
3. What We Use
| Category | Name | Provider | Purpose | How long |
|---|---|---|---|---|
| Essential | ih_consent_v1 (browser storage) | Irish Homes | Remembers your cookie choice so we don't ask on every page. | 6 months, then we ask again |
| Analytics (optional) | _ga, _ga_D5EJ48E7RN | Google Analytics, via Google Tag Manager | Counts visits and shows which pages help people, so we can improve the site. Advertising features are switched off. | Up to 2 years |
| Live chat (optional) | Tidio chat storage | Tidio | Runs the chat window and keeps your conversation open as you move between pages. | Until you clear your browser storage |
| Videos and maps (optional) | Set by YouTube when a video plays | YouTube (Google) | Plays our videos inside the page. We use YouTube's privacy-enhanced mode, and nothing loads until you press play. | Set by YouTube; see Google's privacy policy |
| Advertising (optional) | _fbp, _fbc | Meta Platforms Ireland (Facebook and Instagram), via the Meta Pixel | Tells us whether our Facebook and Instagram ads help people find us, and helps show them to the right people. Only page visits are shared, never what you type into our forms. Meta may also use this information for its own purposes. | 3 months |
| Videos and maps (optional) | For example NID | Google Maps | Shows our office location map on the Contact page and homepage. | About 6 months |
4. Other Third-Party Services
Map of our homes: the map on our homepage loads map images from OpenStreetMap. This shares your device's IP address with OpenStreetMap so the images can be sent, but it does not set cookies.
Hosting: our website is hosted by Netlify. Ordinary visitors don't receive Netlify cookies. Staff who log in to edit the website get a login cookie (nf_jwt).
Fonts: our fonts are stored on our own website, so no font provider receives your details.
5. Managing Your Choices
You can change or withdraw your choice at any time using the Cookie Settings link at the bottom of every page. If you withdraw consent, we remove our analytics cookies and reload the page.
We ask again after 6 months, so your choice stays up to date.
You can also block or delete cookies in your browser's settings.
Rejecting optional cookies never stops you contacting us or reading any page.
6. Changes to This Policy
We may update this cookie policy from time to time. Any changes will be posted on this page.
