What Is Mortgage to Rent?

Mortgage to Rent may allow an eligible homeowner who cannot sustainably repay their mortgage to remain in their home as a social housing tenant.

You would no longer own the home. You would pay rent as a tenant. Whether the scheme is suitable depends on your circumstances and the scheme's assessment process.

Irish Homes is an approved Mortgage to Rent operator. We can explain our part in the process. Your lender, the Housing Agency and your local authority also have roles; speaking to us does not confirm eligibility.

Who Can Apply?

To qualify, all six of these must apply. Your lender, the Housing Agency and your local authority make the final decision, so use this as a guide before you talk to us.

1

Your mortgage

  • You are in arrears on the mortgage on your family home.
  • Your lender has classified the mortgage as unsustainable. This is the lender's decision, not a self-assessment.
  • You have engaged with your lender's Mortgage Arrears Resolution Process (MARP).
2

Your home

  • This is your only property and your primary residence.
  • It is not rented out or held as an investment.
  • No one in your household owns another property, in Ireland or abroad.
  • You are willing to give up ownership and become a tenant of an Approved Housing Body or your local authority.
3

Property value

  • The current market value of your home is at or below the limit for your area (see the table below).
  • Value is based on today's estimated market price, not what you paid or what you owe.
4

What your home is worth compared to what you owe

  • You owe more than your home is worth, or
  • Your home is worth more than you owe, by no more than the limit for your area (see below).
5

Social housing and income

  • You are on, or eligible for, your local authority's social housing list.
  • Your net household income is within the limit for your household and area.
  • You have a long-term right to remain in Ireland.
6

Size of your home

  • Your home suits your household's needs: not overcrowded, and not more than two spare bedrooms over what you need.
  • A larger home may still qualify if a borrower is 65 or over, or a household member has a disability and the home is adapted or suited to their needs.
